After their IPSX London listing, Stacey tips Mailbox REIT, a single asset REIT, as one for investors to watch closely.
The company owns The Mailbox, a large office-led, mixed-use property in Birmingham's city centre, which also includes retail spaces and car parking.
The concept of a single asset REIT is new to investors and Stacey explains how that shouldn't put people off. Stacey sets out how Mailbox intends to offer a 7% yield as well as pulling in an uplift in rental charges with its sitting tenants and will offer the chance for investors to reap rewards from planned 'enhancement potential'.
Even post-pandemic, Birmingham has experienced a structural supply constraint on office accommodation and a new conversion project delivering a flexible workspace model is perhaps more suited to re-imagined workplace habitats, which Mailbox REIT is well in on.
