New Era Energy signs LOI to acquire 54 acres near Texas data center campus

New Era Energy & Digital (NASDAQ:NUAI) said on Thursday it has entered into a non-binding letter of intent to acquire about 54 acres of land adjacent to its Texas Critical Data Centers campus in Ector County, Texas, as it advances lease talks with a hyperscale tenant.

The company, which develops and operates digital infrastructure and integrated power assets in the Permian Basin, said the contemplated acquisition forms part of ongoing negotiations with a leading hyperscale tenant and its partners, where securing the additional acreage emerged as a key milestone.

New Era said it is continuing to advance the site, including initial land clearing, removal of out-of-service and abandoned pipeline infrastructure, relocation of active lines and subsurface soil sampling to support civil engineering design.

The company is developing its 438-acre, master-planned Texas Critical Data Centers campus, designed to scale to more than 1 gigawatt over time. By consolidating the additional corridor, New Era aims to enhance its ability to structure direct power solutions and optimize interconnection design.

The extra acreage would expand the company’s capacity to negotiate major power offtake arrangements with nearby generation and transport infrastructure, structure more flexible interconnections, reduce exposure to grid congestion and transmission constraints, and enhance redundancy and long-term expansion flexibility.

“By taking the first step to secure this additional 54 acres, we are seeking to strengthen our strategic land position between major power generation and transmission assets and take a pivotal step toward finalizing a definitive lease agreement with our end tenant,” New Era CEO E Will Gray said in a statement.

“This transaction would further reinforce TCDC’s positioning as an integrated power and digital infrastructure platform designed for long-term expansion and operational reliability.”
