The time it takes for homeowners to sell their property is stretched by three days in 2025.
According to Zoopla, the average UK home took 38 days to go from "just listed" on its website to "sold subject to contract", compared to 35 days in 2024.
January clocked in as the website’s busiest month for property searches, as is seen most years after Christmas. May was the most popular month to list a property for sale, while HMRC data showed March was the busiest month of the year for sale completions, with 178,000 property transactions completed.
Scotland continued to be the UK's speediest home-flipping region, with properties in Falkirk, West Dunbartonshire, North Lanarkshire, and East Ayrshire snapped up in just 13 days.
In England and Wales, the swiftest markets were Sunderland, Bedford, Knowsley, and Carlisle, all averaging 23 days.
Zoopla also unearthed another property trend, reflecting what buyers wanted most in 2025.
Forget 'freehold', which topped search terms for two years; this was the year of 'garage' and 'annexe’. This might suggest a shift toward demand for space for home offices and gyms.
Other top search terms were 'acres', 'pool' and 'rural', with freehold pushed down to the seventh most popular term.
Hartlepool in the North East of England, remained the cheapest place to rent a property, with an average rent of £578 per calendar month. It was followed by two Scottish areas: East Ayrshire (£602 pcm) and Dumfries and Galloway (£615 pcm).
Zoopla says it expects a “boost in housing market momentum” in 2026, noting that mortgage lending is expected to remain competitive.
