EdgeMode Inc's (OTCID:EDGM) move into Spain marks a notable escalation of its ambitions in the fast-growing market for AI data-centre capacity.
The company has agreed to acquire and develop five large sites alongside Blackberry AIF, with the assets placed into a new vehicle in which EdgeMode will hold a controlling 75% stake.
Its task is to finance and steer each project to ready-to-build status. In aggregate, the portfolio represents more than 1.5GW of planned Tier 3 capacity, placing it among the more substantial AI-led infrastructure pipelines progressing in Europe.
The logic behind the deal is straightforward. Power availability rather than capital is now the limiting factor in AI compute deployment.
Grid constraints across much of Europe have slowed hyperscale expansion, pushing developers towards markets with more favourable conditions.
Charlie Faulkner, EdgeMode’s chief executive, said Spain offers the combination of land, flexible energy configurations and established tenant interest needed to bring large-scale sites forward. BAIF contributes experience in permitting and grid integration, which remains a critical bottleneck for major campuses.
The financial attraction lies in the valuations attached to ready-to-build assets. EdgeMode says European sites of this type are changing hands at up to $1 million per megawatt, reflecting how heavily hyperscale and AI operators are bidding for power-secured locations.
With individual campuses expected to exceed 300MW, the programme is designed to create a repeatable pipeline that can be monetised as sites reach development milestones.
Institutional appetite for long-duration digital infrastructure adds another tailwind. By setting out power plans that include gas baseload, optional renewables and battery storage, EdgeMode aims to present the sites as bankable from day one. Management also sees the Spanish build-out as supporting its longer-term aim of a US uplisting.
BAIF’s chief executive, Jose Mora, said the partnership brings together local execution expertise and access to international capital.
Work now focuses on permitting, power-system design and early discussions with hyperscalers and infrastructure funds. The first sites are targeted to reach ready-to-build status in 2027, with commercialisation continuing into 2028.
The European market for AI-ready data-centre capacity is tightening quickly. EdgeMode is positioning itself to be one of the developers able to bring power-resilient campuses to market at scale.
