Cipher Mining Inc (NASDAQ: CIFR) on Monday announced that it has signed a 15-year lease agreement with Amazon Web Services (AWS), valued at about $5.5 billion, to provide turnkey space and power for AI workloads.
Cipher Mining said under the terms of the deal it will deliver 300 megawatts (MW) of capacity in 2026, including both air and liquid cooling to the racks.
The capacity will be delivered in two phases, expected to begin in July 2026 and completed in the fourth quarter of 2026, with rent starting in August 2026.
The company noted that the AWS deal, along with existing 10-year AI hosting agreements with Fluidstack and Google, represent about $8.5 billion in total lease payments.
Cipher Mining shares surged 19% to $22.24 in late-morning trading on Monday.
