Sirius Real Estate Limited (LSE:SRE, JSE:SRE, OTC:SRRLF) is positioned as a standout in the UK property market, according to a research note by Panmure Liberum.
The boutique investment bank highlights Sirius’s innovative approach to managing risk, making it an attractive investment despite challenging market conditions.
Panmure maintains a 'buy' rating for Sirius, with a price target of 125p. Sirius is currently trading at 93p, giving investors the potential for significant upside.
In a note titled 'Still the Sector Champion', Panmure praises Sirius for its success in acquiring underused properties, increasing occupancy, and boosting rental yields.
A prime example is the Vantage Point acquisition in Gloucestershire, a 2.6 million square foot site purchased for £47 million at a yield of 10.2%. With 80% occupancy and room for growth, Sirius plans to make improvements that could drive further revenue.
Panmure emphasises Sirius's strategy of targeting properties with vacancies, growth potential, and opportunities for capital investment.
By taking on what the bank describes as "property risk", Sirius aims to manage and upgrade properties to increase cash flow and market value.
This approach contrasts with private capital’s preference for stable, fully-let properties. Panmure highlights Sirius’s confidence in its experienced team to execute this strategy effectively.
Panmure also notes Sirius's strong track record in Germany, where the company has transformed properties, such as the Berlin Borsig site. Here, Sirius turned an initial €28 million investment into a valuation of €73.9 million over several years.
The note points to Sirius's recent UK acquisition of BizSpace, where rent increased by 35% and EBITDA rose by 71%. Panmure views these operational successes, combined with strong dividend payouts, as key reasons investors should feel confident in Sirius’s long-term growth prospects.
